How to End Your Tenancy Smoothly in NSW

Your step-by-step guide to giving notice the right way
Ending a tenancy doesn’t need to be overwhelming. With the right steps - and clear communication - it can be a smooth process for both you and your property manager.

Step 1: Check your lease agreement
Before giving notice, take the time to review your lease. Look for information about the minimum notice period, whether you're on a fixed-term lease or periodic agreement, and any requirements specific to your tenancy.
This helps prevent misunderstandings and ensures you're complying with the Residential Tenancies Act in NSW.

Step 2: Provide written notice
To formally end your tenancy, you must give your notice in writing. Include:
  • Your name and address
  • The date you intend to vacate
  • A signature
  • Your forwarding address for bond return
  • The required notice period
Fill out the Notice to Terminate Tenancy Agreement
Keep a copy for your records and send it via email or post, as per the communication method outlined in your lease.

Step 3: Allow time for confirmation
Once your notice has been received, your eUmeco property manager will confirm the vacate date and next steps.
If there’s any confusion about the notice period or your lease end date, we’ll work with you to clarify things. Open communication helps avoid delays or misunderstandings.

Step 4: Request a pre-vacate inspection
pre-vacate inspection will be arrange so we can walk through the property together and flag any potential issues ahead of time.
This gives you the opportunity to fix minor repairs or address cleaning areas before your final inspection, helping to protect your bond.

Step 5: Prepare and clean the property thoroughly
Whether you clean it yourself or hire professionals, the property must be returned in a reasonably clean condition - matching how it was when you moved in (minus fair wear and tear).
  • Vacuum, mop, and wipe all surfaces
  • Clean inside appliances (oven, dishwasher, etc.)
  • Remove personal belongings
  • Tidy any outdoor areas

Step 6: Finalise your rental application profile (for your next move!)
If you’re starting the search for a new home, this is a great time to build your Snug profile with your rental history, ID, income and employment docs, and even pet details if applicable.
When you're ready to apply, all your info is saved - making it quicker to secure your next home.

Step 7: Return your keys on time
All keys, remotes, and access cards must be returned on or before your agreed vacate date.
We’ll provide instructions about when and where to return them. Be sure to request a receipt or confirmation to close out your tenancy officially.

Step 8: Finalise bond and paperwork
Once the final inspection is complete and all keys are returned, we’ll process your bond release through Rental Bonds Online (RBO).
If there are any proposed deductions, we’ll discuss these with you before submission. You can always request a detailed breakdown or lodge a dispute with NSW Fair Trading if needed.
